About
Investor, Realtor, and architecture-trained project manager with degrees in architecture and business management, founder of OM Business Solutions LLC.
Olbeni Vera has invested in single-family and multifamily real estate for more than 20 years.
Over that time she has bought, renovated, rented, and sold across market cycles, and she has been a landlord long enough to understand how a property performs after the renovation is finished. She has been a Florida-licensed Realtor since 2016, which gives her working knowledge of comparable sales, pricing, and buyer demand in the Orlando market. In 2019 she founded OM Business Solutions LLC to bring that experience together in one company: careful acquisition, disciplined renovation, and a clear plan for the exit.
Olbeni holds a bachelor’s degree in architecture, and it shapes how she reads a property. She evaluates layouts, scopes renovations, anticipates permitting requirements, and makes design decisions with the finished product and the eventual buyer in mind. A second bachelor’s degree, in business management and accounting, grounds that work in how a project is run and what it earns: budgets, cash flow, carrying costs, operations, and returns. Her graduate-level coursework in social work and family therapy adds a third discipline: a trained understanding of people, communication, and conflict, which she applies to working with crews, partners, and clients.
Every project begins with the numbers. Olbeni evaluates each property against comparable sales, repair scope, and projected after-repair value before any commitment is made. Her renovation budgets are built line by line, informed by years of cost data and a working knowledge of what materials and labor actually cost in Central Florida. She tracks each project against its scope, budget, and schedule, and uses what each one teaches to sharpen the next.
Olbeni approaches real estate as a system rather than a series of one-off deals. Acquisition, scoping, permitting, construction, marketing, and exit are treated as connected stages, where a decision at one stage affects every stage after it. That view lets her build repeatable processes, anticipate bottlenecks such as permit timelines and material lead times, and keep projects predictable. Each project also has a primary exit and backup exits, so the plan holds up if the market shifts.
Since 2022, Olbeni has worked with the same construction crew. After more than four years together, the team knows each other’s standards, pricing, and timelines, and that consistency is what keeps projects on track. She is known for clear communication, calm decision-making under pressure, and fair, direct working relationships with contractors, partners, and clients. Her approach is to set expectations early, document the scope, and resolve problems before they become delays.
